With the design guidance of our experienced team, our standard plans can be modified to meet your needs in both form and function. We use innovative and proven building materials and techniques to reliably deliver strong design - keeping your home affordable, but never compromising on quality.

Design & Budget.
An experienced Sarah Homes building consultant will help you choose the right design for your block of land.
Our consultant will be delighted to visit your block to see how best we can build your dream home. Once the consultant has discussed your requirements we will fine tune your design and present a preliminary estimate.
Please provide your consultant with:
- Copies of your land information
- Any encumbrance details
- Your design brief

Details & Initial Works.
For an investment of $3,000 we will complete the investigation of your site and start developing the technical design and documentation of your new home.
Preliminary site report including:
- soil profile assessment
- preliminary footing report
- site aspect and levels
- preliminary plans and elevations of your home on your block
- preparation of all required contract documents.
At this point you can:
- Arrange your pre-approval finance
- Chat with your consultant if you would like us to introduce you to an independent mortgage broker.

Contract & selections.
Your final contract is now complete and ready for signing.
The documentation will include:
- working drawings
- contract price schedule
- building schedule & specifications
- colour and selections schedule
On signing your contract a further payment of $5,000 is required.
You will then meet our selections team to choose colours and finishes.
Following confirmation of your selections we will prepare documentation to obtain required planning approval, building certification and development approval.
To prepare for your selections appointment:
- Visit our display homes and take note of colours, materials and combinations you like.
- Take photos of features or finishes that inspire you to refer back to later.
- Spend some time exploring the options at our Mile End Selections Centre.
- Bring your ideas and inspiration to your selections appointment, ready to make your choices.

Construction.
We will now make the final preparations for construction!
Orders will be issued to all relevant suppliers and contractors for the materials and services required to build your home.
You will meet your Building Supervisor who will liaise with you throughout the construction process, ensuring your home is built to the exacting standards expected from a Sarah Home.
How can I help get started sooner?
- Make sure your site is clear, accessible and ready for construction.
- Ensure any required site works or preparations are completed before your build is scheduled to start.
- Finalise your finance and make sure you’re ready to proceed, with most provisional sums now confirmed.

Handover.
The keys are yours. Before handover, you’ll walk through your new home with your Site Supervisor, checking every room, fitting and finish. Once you’re happy, we’ll hand over the keys, along with your manuals and warranties.
Your 25-Year Structural Guarantee starts from the day you move in, with our Maintenance Team on hand during the first three months to address any defects identified during your defect liability period.
Celebrate your new home:
- Organise any final trades or finishing touches, such as paving, landscaping or stormwater works.
- Invite family and friends over and make your first memories in your new home.
- Raise a glass, share the excitement and celebrate how far you’ve come.
