Our Process


The Sarah Homes process is streamlined, simple and transparent. With the design guidance of our experienced and capable team, standard plans can be modified to meet your needs in both form and function. We use innovative and proven building materials and techniques to reliably deliver strong design, keeping our homes affordable, but never compromising on quality.

Design and budget

An experienced Sarah Homes building consultant will help you choose the right design for your block of land. Our consultant will be delighted to visit your block to see how best we can build your dream home. Once the consultant has discussed your requirements, we will fine tune your design and present a preliminary estimate.

Please provide copies of your land information including any encumbrance details and your design brief.

Details and initial works

For an investment of $3,000 we will complete the investigation of your site and start developing the technical design and documentation of your new home.

A preliminary site report including:

  • soil profile assessment
  • preliminary footing report
  • site aspect and levels
  • preliminary plans and elevations of your home on your block
  • preparation of all required contract documents.

This is the time to arrange your finance. We can always help you with this by introducing you to an independent mortgage broker.

Contract and Selections

Your final contract file is now completed and ready for signing.

The documentation will include:

  • working drawings
  • contract price schedule
  • building schedule & specifications
  • colour & selections schedule

On signing your contract, a further payment of $5,000 is required. You will then meet with our selections staff to choose colours and finishes. To prepare for your selections appointment, visit our display villages and make a note of the colours and combinations that you like, or spend some time in our Mile End Selection Centre.

Following confirmation of your selections we will prepare documentation to obtain required planning approval, building certification and development approval.


We will now make the final preparations for construction!

Orders will be issued to all relevant suppliers and contractors for the materials and services required to build your new home.

You will meet your Building Supervisor who will liaise with you throughout the construction process, ensuring that your home is built to the exacting standards expected from a Sarah Home.

Please ensure your site is prepared and ready for construction.

Move in

Two weeks prior to the completion of your home, your Supervisor will meet you for the final pre-inspection and arrange an appointment to hand over your keys.
